Position Summary:
Demonstrated experience in managing project teams successfully through pre-construction and construction process.  Creates and manages the project budget and schedule and has comprehensive knowledge in the day to day execution for assigned projects including  managing, coordinating, controlling, supervising all personnel including subcontractors to ensure  the highest standards of ethical conduct. In conjunction with the Superintendent, leads the project team.

Principal Duties and Responsibilities:
The following duties are normal for this position.  These are not to be construed as exclusive or all-inclusive.  Other duties may be required or assigned.

Business Development

  • Participates in the marketing effort by making initial contacts, maintaining a network of possible clients and project leads. 
  • Participates in presentation and proposal preparations incorporating project management principles into the process.
  • Generates schedules for proposed projects, in conjunction with field operations, that accurately reflect the project time to complete, and critical issues of the future project team.

Client Loyalty

  • Understands and communicates owner’s financial goals for the project.  Manages owner’s expectations with regard to the project.

Safety

  • Ensures job safety requirements are communicated to all trade contractors.  Zero Injury.
  • Observes and reports safety hazards at the jobsite to the project Superintendent.

Planning

  • Assists the region’s senior management to develop the rapport between The Samuels Group and the owner.
  • Reviews the plans and specifications for constructability and cost feasibility, advise project team of issues and deficiencies.
  • Assists Estimating Department, for their assigned projects, during  trade contract bidding process including preparation of bid packages, scope of work and list of contractors for bidding utilizing minority and woman trade contractors. Reviews final estimate with project team.
  • Notifies trade contractors of and enforce minority participation when required on project.
  • Expedites project trade contractor/supplier buy-out.  Reviews bids to ensure that all items are included, exclusions are understood, and the bid is complete and conforms to the specifications before award.  Works with Project Administrator on trade contractor/supplier log.
  • Prepares scope of work matrix for all trade contractor/supplier contracts.  Reviews the scope of work, schedule and performance expectations including workforce utilization goals prior to the award of the contract.
  • Assists the Superintendent in preparing and updating the detailed construction schedule.
  • Initiates and reviews closeout procedures with the project Superintendent, owner and architect before trade contractor work starts.  Zero Punchlist

Results

  • Prepares all project cost codes, budgets, cash flow reports and production units for the project.  Confirms that total cost budgets, with contingencies, tie to the project contract amount.
  • Reviews shop drawings, RFI’s and ASI’s (all change orders) for coordination and implementation of project requirements.
  • Prepares letters of intent with trade contractors.  Manages the trade contract process and all clarification or change issues.
  • Ensures a timely submittal process, review and execution of project changes by the owner and trade contractors.
  • Understands all the plans, specifications and details through the project duration.
  • Leads the weekly site progress meetings held with the owner, architect and key trade contractors.
  • Prepares and reviews for accuracy all monthly pay applications to Owner.  Collects, in accordance with the contract, all invoiced project amounts due from the owner and manage the project’s cash flow.
  • Manages reviews and controls all project costs.  Reviews and approve all trade contractor/supplier payment applications.  Assists in collecting supplier and trade contractor lien waivers to assure all payments are properly disbursed.
  • Assures field/office policies, instructions, and procedures are communicated to all project personnel including trade contractor personnel.
  • Leads project estimate review, start-up, monthly interim, and close out meetings. Generate minutes of all meetings within one week of the meeting conclusion.
  • Ensures project logs (i.e., shop drawings, RFI, ASI, OCO, etc.) are updated and current for every progress meeting.
  • Assists the Superintendent in adhering to the schedule for early project closeout and final acceptance by the owner.
  • Assures the procedure and schedule for submittal of O&M manuals, closeout documents and project warranties is in place before the project work is 50% complete.  Sets firm and realistic deadlines.
  • Prepares final written analysis on project profitability, profit enhancers, profit busters and project problems for discussion in the closeout meeting and the permanent project records.
  • Prepares project cost report for inclusion into company historical database within a CSI format and breakdown established by company standards for project type.

Leadership

  • Fosters team camaraderie, mentors Superintendents, Project Administrators and Assistant Project Managers, assuring each person understands their role on a project.

Work Relationships and Scope:
Reports directly to the Regional Manager of Construction Operations.  Close relationship with the project Superintendent with whom leadership for the project team is shared.  Close working relationships required with the office support, clients, trade contractors, prime contractors, architects, business development and marketing personnel. Manages and directs Project Administrators, as well as, liaison and mentor for Assistant Project Manager.

Knowledge, Skills, and Abilities:
To perform this job successfully, an individual must be able to perform each essential duty satisfactorily.  The attributes listed below are representative of the knowledge, skill, and/or ability appropriate for the level of work performed.

  • Bachelor’s degree in Construction Management, Architecture, Engineering, trade school, comparable training  or the equivalent combination with 5 -10 years of relevant work experience in the construction industry.
  • 2-3 years of managerial and supervisory experience preferably in a construction industry.
  • Successful completion of multiple projects in excess of $5 million desired.
  • Progressive responsibilities in the areas of estimating, project management and field knowledge.
  • Ability to determine and prepare project schedules with understanding of the construction process.
  • Able to comprehend and communicate safety standards.
  • Ability to recognize and achieve high quality construction standards.
  • Ability to travel.
  • Highly developed organizational and planning skills, time management and written/oral communication skills.
  • Goal-driven leader who maintains a productive climate and confidently motivates, mobilizes, and coaches employees to meet high performace standards.
  • Exhibit strong business judgement, skills and maturity, and the ability to work effectively with others even under stressful deadlines and situations.

  • Proficiency in Microsoft Office and with scheduling, cost control and project management software.
  • Proficiency in P6 Professional and Primavera Contract Management a plus. 

Working Conditions:
In a typical 8 hour work day, employee will usually; sit at least four hours, stand at least two hours and walk at least two hours.  Employee's job requires occasionally to; bend/stoop, squat/crawl, climb 30-60 ft., reach above shoulder, crouch/kneel, balance, push/pull, lift/carry up to 50 pounds, exposure to marked changes in temperature and humidity, exposure to dust, fumes, gases and noise sometimes over 85 DBA and Working on open high locations.  Employee's job frequently requires; using hands for repetitive action such as simple grasping and manipulating and being around moving machinery.  Work hours are generally during normal business hours.  However, unscheduled evening and weekend work may be necessary to meet the needs of the organization.  Out-of-town and overnight business travel may be required.
